With World-Class Amenities Now Open, Leasing at Downtown New Brunswick Rental Roars to Life

A flurry of early fall rental activity at Premiere Residences in downtown New Brunswick has pushed the 207-home residential building to the 70% leased mark, according to developer and property manager Pennrose.

The milestone was achieved as the 23-story upscale building roared back to life with almost all its sophisticated recreational and social amenities re-opened.   Excited residents can now enjoy a state-of-the-art fitness center, yoga studio, residents-only lounge, billiards room, karaoke room, co-working and private meeting rooms, demonstration kitchen, and Sky Lounge and bar.  Cooperating weather has also allowed residents to extend their lifestyle outdoors on the building’s penthouse roof deck which features BBQ grills and lounge seating.  Social distancing guidelines are in place to allow residents to enjoy the building’s amenity package safely and responsibly.

Further fueling the strong leasing velocity is the reemergence of the dynamic lifestyle, arts and cultural scene that has earned New Brunswick a reputation as Central New Jersey’s most vibrant downtown.  Just steps from Premiere Residences, George Street is closed to traffic from Thursday to Sunday and transformed into an outdoor hub of sidewalk dining, live music, and other performances.  One of New Jersey’s most famed comedy clubs, Stress Factory, is also offering outdoor standup shows just blocks away from the building on Church Street.

“There’s a renewed energy not only within Premiere Residences, but also in downtown New Brunswick where streets are once again coming to life with residents enjoying food, drinks and music,” said Jacqueline Urgo, President of The Marketing Directors, the exclusive marketing and leasing agent for Premiere Residences.  “It’s allowed prospective renters to better appreciate the dynamic lifestyle that defines both the building and its desirable New Brunswick setting.”

Designed by renowned Boston-based architect Elkus Manfredi, Premiere Residences offers a stylish collection of studio, one- and two-bedroom homes starting from $1,875 a month with limited-time incentives and immediate occupancy available.  The expansive layouts feature 10-foot ceiling heights and floor-to-ceiling windows that bathe the homes in natural light.  Kitchens boast Baltic Oak Taupe vinyl plank flooring, quartz countertops, a full-height glass backsplash and energy-smart stainless-steel appliances, while lavish baths are adorned with porcelain tile floors, tubs and showers.

Premiere Residences is located at 7 Livingston Avenue in the heart of the downtown district.  The eye-catching building – the tallest in the city – is within easy walking distance to the New Brunswick Train Station which serves New Jersey Transit’s northeast corridor line with service into New York City’s Penn Station and Philadelphia’s 30th Street Station.  Express Amtrak trains are also available at the station.

The building also houses the New Brunswick Performing Arts Center (NBPAC), which offers world-class musical, dance and theatrical performances.  Other celebrated attractions are steps away, including restaurants such as The Frog and The Peach and Catherine Lombardi, the George Street Playhouse, State Theatre, Heldrich Hotel, Rutgers University, the RWJ Fitness and Wellness Center and countless restaurants, bars and boutiques.

In addition to the in-town train station, New Brunswick also offers proximity to major highways, including the NJ Turnpike, I-287 and Routes 18 and 27, providing access to northern New Jersey, the famed Jersey Shore and the science and research belts in Middlesex and Somerset Counties.

Developer Eyes 1st Quarter, 2021 for Second Phase of Luxury Apartments in Union Center Retail District

American Landmark Development has a definite success story on its hands in downtown Union, NJ where it has executed the wildly successful leasing program for the initial phase of CENTURION UNION, a collection of 80 luxury apartments and full suite of amenities in the heart of the bustling Union Center retail district.

The Elizabeth, N.J.-based developer teamed with The Marketing Directors, the exclusive marketing and leasing agent for CENTURION UNION, to complete leasing for the five-story building in record time despite having to adopt a digital leasing strategy almost immediately after opening.   American Landmark Development relied on its philosophy of introducing signature rental properties in vibrant and walkable downtown setting and with easy access to mass transportation to achieve the noteworthy milestone in such short order.

Located at 975 Bonnel Court in the Union County township, CENTURION UNION has unquestionably played a pivotal role in the transformation of a re-imagined Union Center into one of New Jersey’s most desired live/play downtown districts.   It has delivered over 100 residents within walking distance from the long-cherished restaurants, shops and contemporary dining and retail services along Stuyvesant and Morris Avenues.  New Jersey Transit’s Union Station, which provides service to Newark Penn Station, is less than ten minutes away, and busses to New York City depart nearby on Morris Avenue.

“Demand is on the rise for superior quality rental buildings in outer ring suburbs with tremendous downtown environments and great access to New York City,” said Manuel A. Fernandez, Founder of American Landmark Development.  “That’s exactly what we offer at CENTURION UNION and throughout our entire rental portfolio.  This building entered the market at the perfect time and drew renters who wanted a sophisticated urban lifestyle like nearby Hoboken and Jersey City, but with less congestion and a much more attractive price.  The overwhelming results speak for themselves.  The leasing success of the initial offering will undoubtedly serve as a catalyst as we put the finishing touches on the community’s second phase.”

CENTURION UNION’s role in the ascent of downtown Union will grow exponentially greater as construction moves forward quickly on a new four-story building along Stuyvesant Avenue that represents the second phase of this mixed-use development, which  American Landmark expects to deliver in the first quarter of 2021.  Leases have already been signed for a portion of the 10,000 square feet of retail space, including Unity Bank which will anchor the space.  The entire project will occupy 724 linear feet along Stuyvesant Avenue.

American Landmark Development is the designated redeveloper of the Stuyvesant Avenue Redevelopment Project, which will ultimately include 300 new residences and approximately 27,000 square feet of retail space housed in four buildings.

The fully leased first building offered a mix of luxury one-and-two bedroom homes and a host of modern amenities that include 24-hour controlled access, a fitness center with state-of-the-art cardio and weight-training equipment, including The Mirror, an interactive fitness system that provides access to thousands of real-time workout regimens and classes,  game room, resident-only lounge, flexible co-working space, children’s playroom, dog run and onsite parking.

Generously appointed homes at CENTURION UNION feature keyless entry doors and expansive living spaces with nine-foot ceiling heights, wide wood-style plank flooring, and vented in-home washer and dryers by GE.  Kitchens offer full-size slate GE appliances, gas range stoves, island/peninsula workspaces and quartz countertops, while luxurious baths are equipped with glass-enclosed showers, porcelain tile and polished chrome fixtures.

Following the rapid lease-up of CENTURION UNION’s initial phase, American Landmark is well positioned to expand its footprint in New Jersey’s rental market.    This includes a new boutique apartment building in the works near Elizabeth River Park, and a planned new development in Newark, NJ that will be the next in its signature series of CENTURION rental communities.    The ventures will join other projects being pursued by the developer in key New Jersey urban markets.

BNE Real Estate and South Amboy Officials Break Ground on First Phase of Manhattan Beach Club Redevelopment

Transformative Project Will Ultimately Bring 1,875 New Residences to the South Amboy Waterfront Alongside a New Commuter Ferry Terminal

BNE Real Estate Group and the City of South Amboy broke ground on Friday, July 24th, on the first of two phases of a highly anticipated redevelopment project along the South Amboy, NJ waterfront.

South Amboy Mayor Fred Henry and fellow municipal officials joined principals of BNE Real Estate Group to mark the start of construction of the first of two four-story buildings that will comprise over 500 luxury rental residences on Radford Ferry Road.  They are the first of a multi-phase project dubbed the Manhattan Beach Club that will ultimately bring 1,875 new residences to an underutilized 55-acre property located between the South Amboy train station and the Raritan Bay.

The $500 million redevelopment effort will also include the construction of a long-awaited ferry terminal, making it the only state-designated transit village offering both rail and ferry service.  Earlier this week, U.S. Rep. Frank Pallone, D-6th Dist., announced that the U.S. Department of Transportation will grant $5.3 million to South Amboy for the proposed 20,000 square-foot facility which will operate up to three ferries between the city’s Raritan Bay waterfront and downtown Manhattan.  Located adjacent to The Manhattan Beach Club, the terminal will also include 700 parking spaces and a second story space ideal for a restaurant to take advantage of the views.  City officials believe the ferry operation, which will accommodate hundreds of commuters to New York City, will also draw more visitors to South Amboy’s growing downtown district.

“Smart, well planned growth is a tremendous asset to our City,” said Mayor Henry.  “The Manhattan Beach Club will transform vacant industrial land into a bayfront destination providing stable long-term revenue to benefit our residents, both new and old, for decades to come.”

BNE Real Estate Group expects to deliver this initial phase of 291 residences in Summer of 2022, according to Jonathan Schwartz, a partner at the Livingston, NJ-based development and management company.

“South Amboy’s current and previous administrations have done a remarkable job in revitalizing the city’s waterfront over the past two decades, delivering a mix of residential, commercial and recreational uses throughout the city,” said Mr. Schwartz.  “We share their vision for unlocking the value of this critical waterfront asset and transforming it into a thriving, well-connected neighborhood that will also benefit downtown South Amboy.”

BNE’s residential buildings will introduce studio, one- and two-bedroom luxury rental residences with covered onsite parking walkable to the train, ferry, and downtown.  Sophisticated finishes and appointments will include open-concept kitchens, plank flooring throughout, nine-foot ceilings, stainless-steel appliances with gas cooking, custom modular closets, and in-unit washers & dryers. Private outdoor space will be available in select residences.

A full complement of indoor and outdoor lifestyle amenities will foster a live-play atmosphere coveted by today’s residents.  They will include a dramatic double-height lobby, multiple entertainment lounges, a co-working lounge complete with private offices and conference rooms, kids playroom, coffee café, commercial grade fitness center,  dedicated yoga & spin rooms with virtual fitness programs, game lounge, golf simulator, movie theatre, and more.  Residents will also enjoy an outdoor swimming pool with cabana seating, indoor and outdoor bars, barbecue grills, private and communal outdoor dining areas, firepits, lawn and garden lounge areas and outdoor TVs. Packages will be securely delivered to Amazon® package lockers.  The pet-friendly community will also include a dog spa.

Located in suburban Middlesex county, where the mouth of the Raritan River empties into the Raritan Bay, South Amboy is a tight-knit community of about 9,000 residents. The city’s main commercial avenue, Broadway, is home to a variety of shops, restaurants, and family-owned businesses, as well as the South Amboy train station. The city is also home to Raritan Bay Waterfront Park, a 114-acre county park with athletic fields, walkways, a playground, a nature study area, gazebos, and a landmark pavilion with sweeping views of the bay.

Nautical-minded residents of Manhattan Beach Club will appreciate the selection of marinas nearby. NJ TRANSIT commuters will have a ride of about 50 minutes to New York Penn Station.  For motorists, the entrances to the Garden State Parkway, Route 9 and Route 35 are all about a mile away.

BNE Real Estate Group has developed a variety of award-winning rental communities throughout the state in recent years. Among them is The Link at Aberdeen Station, a 227-unit transit village community located just a few miles from South Amboy, as well as successful multi-family projects in Jersey City, Bloomfield, Harrison, and Englewood.

New Walkway at Park in Hillside Opens!

The Union County freeholder board as well as the Hillside municipal and Board of Education officials joined for a ribbon-cutting ceremony to open a new 1.1-mile walking path at Conant Park in Hillside on June 25.

The new walking path came about out of a public interest request. The township heard their community’s wishes and acted on it. Conant Park is one of 36 Union County parks that encompass 6,200 acres and features soccer fields, a softball field, a basketball court, fitness trail, playground, restrooms, parking, picnic tables, grills, WiFi and more.

Conant Park’s new walkway is part of an overall refurbishment plan for the park, costing approximately $500,000 in all.

According to Union County Department of Parks and Recreation Director Ron Zuber, “The $500,000 in improvements went for an outdoor fitness gym, new bleachers for the athletic fields, new team benches, foul poles and a water fountain.”

“Union County parks have been one of the few places where county residents can go during the COVID-19 outbreak for relaxation and exercise, while maintaining social distance. The new trail adds another resource for residents in Hillside and the surrounding area,” Zuber said.

The Union County community is encouraged to enjoy the outdoor spaces and parks, while abiding by COVID-19 safety regulations.

Emotional Ceremony Live Streamed Across the Globe to Family and Friends

Judy and Gene Entrance 1 (1)

They always knew they would live at Centurion Union, they never thought they would get married there too.

After eight years of dating, Gene Martinez proposed to Judy Los Banos and the couple spent the next two years planning their dream wedding.  With the June 13, 2020 date quickly approaching, they had everything in place, from a 256-person guest list to a booked reception hall, bridesmaids’ dresses to a honeymoon in Aruba.  They also had a new apartment lined up after leasing a home at CENTURION UNION, a new luxury rental building in Union, NJ which they watched being built for two years, knowing all along it would be their first home together.

Then the Covid-19 pandemic hit, and the couple nervously watched as restrictions were put into place and extended over time.  Waiting as long as they could, Judy and Gene finally made the very difficult decision to postpone their wedding.

“We put so much time and effort into the planning over the past two years, and we were so excited to be just a couple of months away, said Gene.  “Then came the pandemic and everything changed.  We had no choice but to cancel.  The bridal shower, the bachelor party, the ceremony, reception and honeymoon; everything was off.”

Distraught over the turn of events, made even sadder by the fact that Judy and Gene were waiting to be married before living together, the couple decided to move forward with their June 13th date, albeit in a much more intimate fashion.

“We just couldn’t wait to be married,” said Just, who had been living alone in their new apartment since May.  “We obtained a marriage license and arranged to have our pastor come to our home to marry us. We then asked management if it were possible to have the ceremony in one of the building’s amenity spaces so we could invite a few family members and friends to celebrate with us.”

After hearing about their ordeal, American Landmark Development, the developer of CENTURION UNION, offered up the 5th-floor Resident Lounge for the ceremonycomplete with decorations and a bottle of celebratory champagne in the refrigerator.  On a sunny Saturday afternoon, ten guests, including Gene’s parents and cousin who served as Best Man and Judy’s brother, sister-in-law, and Matron of Honor, watched as the couple tearfully exchanged wedding vows.  The ceremony was also streamed via Facebook Live to their 256 guests, including Judy’s mother in the Philippines who was unable to secure a flight back to the United States and got up at 2:30 am with other family members to watch, as well as other family and friends in Asia, Europe, Canada, California, Arizona, Texas, Delaware, New York and New Jersey.

Following the ceremony, the newlyweds went back to their new apartment where Emily’s Portuguese Bakery, a neighborhood staple, provided complimentary pastries for the couple and their guests to enjoy.

“It may not have been our dream wedding, and I never thought walking down the aisle would mean walking from my apartment to the elevator, but it was perfect and we’re so grateful that our family and friends around the world were still able to share it with us,” said Judy.

The bride and groom were then greeted with their first wedding present, a reservation at WAVE Resort, a new oceanfront resort in Long Branch, NJ, courtesy of CENTURION UNION’S developer, American Landmark Development.

This is just such a wonderful place to start our lives together,” said Judy.  “We feel very blessed.”

Renters Get Second Chance to Lease Popular Floor Plans in New Construction Community

Quin Sleepy Hollow, the brand-new collection of luxury rental residences in the emerging transit village of Plainfield, NJ, has launched leasing for the second and final phase of the community, developer JMF Properties announced today.

Scheduled for occupancy later this summer, phase II offers another chance for renters to live in the award-winning residential community and take advantage of compelling grand opening incentives on the community’s most popular floor plans, which include value-priced 1-bedroom layouts, flexible den options perfect for today’s work-from-home environment, and spacious corner 2-bedroom residences. No matter the floor plan, every residence offers the refreshing benefit of new construction surroundings highlighted by ultra-modern finishes, floor-to-ceiling windows, and 24/7 onsite maintenance.

Since opening phase I earlier last year, new residents have been welcomed to the community every day with gleaming reviews.  “Quin Sleepy Hollow is probably the most beautiful building I’ve ever seen,” shared resident, Charone Shivens. “From the floors to the ceiling, to the blinds to the bathrooms, to the built-in washer and dryer. There’s really nothing else you could ask for.”

Quin Sleepy Hollow boasts a premium design, modern interiors, upscale amenities and a combination of value and luxury that has hit a sweet spot in the market, making the launch of phase II highly anticipated. Renters looking for a quick-move can also claim one of the remaining residences in the community’s first phase, which are still available from the $1,800s for a limited time.

We are pleased to announce that phase II leasing at Quin Sleepy Hollow is now underway,” said Joseph M. Forgione, the founder and principal of JMF Properties. “Leasing of the first phase has been an overwhelming success, with renters responding positively to Quin Sleepy Hollow’s thoughtful design, lifestyle offering and value. We have an incredible group of residents living here now and we are looking forward to welcoming even more to the community.”

Located at 1400 South Avenue, between two train stations on NJ TRANSIT’s Raritan Valley line, Quin Sleepy Hollow offers renters the opportunity to live luxe for less in an exciting location that offers an easy commute and proximity to local shops, restaurants, and downtown destinations.

The brand-new one and twobedroom residences boast a number of stand-out details that liken the project to upscale, urban condominium living, including floor-to-ceiling windows, two-toned European cabinetry, chef-inspired kitchens and luxury baths. They also feature nine-foot ceilings, plank flooring throughout the living areas, white quartz countertops, Kohler® plumbing fixtures, central heating and air conditioning, and an oversized, front-loading washer/dryer combo.

Den options, private garage parking, additional resident storage and private outdoor space are also available.

“We expect leasing of phase II to go quickly awe’ve had a number of renters express interest in it and several of our most popular floorplans from phase I are once again available,” Mr. Forgione added. “In particular, we expect the top floor residences to be in high demand as they offer a penthouse-like experience and were incredibly well received by our phase I residents.”

Residents of Quin Sleepy Hollow enjoy access to more than 10,000 square feet of exclusive indoor/outdoor lifestyle amenities designed to enhance the experience of living well. They include a resident lounge with billiards, library, a theater/screening room, business center, state-of-the-art fitness center, yoga and spin room with virtual fitness training, and more.

Outside, an outdoor lounge with double-sided fireplace, courtyard seating area, and barbecue grills provide the perfect combination of indoor/outdoor living. The pet-friendly community will also feature a bark park. In addition, a newly-constructed park just next to the community on South Avenue will be home to future cultural events, local artist performances, and outdoor concerts. Additional conveniences and services include package concierge lockers and car charging stations.

Quin Sleepy Hollow is located in a historic section of Plainfield along the borders of Fanwood and Watchung. A neighborhood that’s always been known as a place of connection, Plainfield is a tight-knit community steeped in culture and a unique sense of pride. Once hailed the “Queen City”, traces of Plainfield’s heyday glory are evident in its epic historical mansions set upon wide-set suburban lots, built during the first half of the twentieth century for wealthy Wall Street tycoons who enjoyed Plainfield as an easy and bucolic escape from the big city.

Today, a recent cultural and economic revival has perfectly primed this residential gem for a renaissance. With an emerging downtown and an influx of new residential opportunities combining with the city’s proud traditions, such as its 100 year-old symphony orchestra, this marks a new chapter for Plainfield as a desirable place to live, work, and play.

Surrounding Quin Sleepy Hollow, residents have walkable access to neighborhood shopping, dining and service businesses. A specialty coffee shop/cafe, a boutique fitness studio and a variety of eateries are all just a short walk from the community. Plainfield is home to a diverse array of restaurants that feature cuisine from all corners of the world, and just recently held its first Restaurant Week. Popular downtown destinations such as Westfield, Scotch Plains and Cranford are also just a short drive away.

Residents of Quin Sleepy Hollow have a number of transportation options available to them. Both the Netherwood and Fanwood train stations offer a direct commute to Newark Penn Station, or to Jersey City, Manhattan, and other locales along the Hudson River waterfront via transfer. In addition, nine bus routes offer key access to-and-from major corporate centers spanning from Westfield to Somerville and throughout the region, with thirty-five buses offering direct service to Newark and thirty-nine buses headed for New York City on any given weekday. By car, the community offers easy access to many major highways, including Route 22, Route 78 and the Garden State Parkway.

A number of scenic recreational parks and golf courses are also near Quin Sleepy Hollow, including the Plainfield Country Club, home to PGA tour events and consistently ranked among the country’s top golf courses by Golf Digest magazine.

Virtual and in-person tours are available, by appointment. To learn more about leasing opportunities at Quin Sleepy Hollow, visit http://www.QuinSleepyHollow.com or call (908) 540-0400.
